These terms apply to quotes and building work carried out by Krisztian Builder, and to your use of this website. Please read them before accepting a quote. If anything in your written quote differs from these terms, the quote takes priority.
Krisztian Builder is the trading name of Krisztian Berki, a self-employed sole trader based in Manchester, England. In these terms “we” and “us” mean Krisztian Berki trading as Krisztian Builder.

1. Quotes
Quotes are free and given in writing after we have seen the job, in person or from photos. A quote is valid for 15 days from the date it is sent. It covers only the work described in it.
If we find hidden problems once work has started, such as damp, rot or faulty wiring behind a wall, we will stop, explain the problem and agree any extra cost with you before carrying on.
2. Accepting a quote
A contract starts when you accept our quote in writing, by email, text or message. We will then agree a start date with you.
3. Payment
- Payment is made in stages as the work progresses. The stages and amounts are set out in your quote.
- Each stage payment is due when that stage of the work is completed.
- The final balance is due when the job is finished.
If a stage payment is not made, we may pause the work until it is paid.
4. Changes to the work
If you would like to add to or change the work, we will confirm the new price and any change to the timescale in writing before doing it.
5. Materials
Unless the quote says otherwise, we supply the materials. If you supply your own materials, such as tiles or wallpaper, please make sure they arrive on time and in the right quantity. We are not responsible for defects in materials you supply.
6. Your responsibilities
- Give us safe access to the property, water and electricity during working hours.
- Move or protect valuable and fragile items in the work area, or ask us to help.
- Tell us about anything we should know, such as hidden pipes or cables, parking restrictions, or permissions you have or need.
7. Delays
We will do our best to keep to the agreed dates and will tell you as soon as possible about any delay, for example due to bad weather, late materials or illness. We are not liable for delays outside our reasonable control.
8. Your right to cancel
If you are a consumer and the contract was agreed away from our business premises, for example at your home, you have the right to cancel within 14 days of agreeing it without giving a reason. To cancel, contact us by email or phone.
If you ask us to start work within the 14 days and then cancel, you will need to pay for the work done and materials ordered up to that point. Made-to-measure or specially ordered items may not be refundable.
9. Our work and guarantee
We will carry out the work with reasonable care and skill, using materials that are of satisfactory quality. If you notice a problem with our workmanship, please tell us as soon as possible and we will come back to put it right.
We guarantee our workmanship for 12 months from the date the job is completed. The guarantee does not cover normal wear and tear, damage caused by others, or faults in materials you supplied.
Nothing in these terms affects your statutory rights as a consumer.
10. Liability
We are responsible for loss or damage that is a foreseeable result of our breaking these terms or failing to use reasonable care. We are not responsible for loss that was not foreseeable, or for problems caused by existing defects in the property that we could not reasonably have known about. Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for fraud.

12. Using this website
The information on this website is for general guidance. Prices and details are only confirmed in a written quote. The photos show our own work. Please do not copy content or images from this site without permission.
13. Law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
